PUD & Phasing Plan

Challenge

Ascent Church had recently purchased an undeveloped property in eastern Louisville with the intention of it becoming their new home location. The 13 acre property is apart of an existing PUD shared with the neighboring properties and is adjacent to a rail roads track. To help finance the project, Ascent intended to subdivide their property, establish an interior roadway, and create two to three new for-sale lots.

Approach

Trestle helped Ascent Church pursue a GDP amendment and new PUD for their planned 48,000 SF facility. Significant planning was required to identify the proper roadmap to implementation, while balancing the unusual site characteristics and neighborhood tolerances. Special consideration was need to accommodate the adjacent railroad tracks, unusual drainage patterns, and previous GDP approvals.

Result

Unfortunately the project was paused due to costs, neighbor negotiations, and city approval processes. Ascent Church remains successful operating at their current location on McCaslin.
