Challenge
Emerson Micro Motion in the Gunbarrel community of Boulder needed more space to expand their operational capabilities. Situated in a large PUD with ownership of a developed property and ownership of an undeveloped property, Emerson desired to amend the PUD to permit a facility expansion and a new facility development on these properties. Navigating the dated PUD, conforming to current zoning standards, and overcoming site constraints were required.
Approach
Trestle guided Emerson Micro Motion through the City of Boulder’s site review process for the future Flow Innovation Center and the West Wing Expansion. Located in Boulder’s Gunbarrel Technological Center, the new Flow Innovation Center will consist of two buildings connected by a skybridge at the second level and will consist of administrative offices, conference rooms, demonstration and training rooms, and interactive experience exhibits. The 85,000 SF West Wing Expansion to the existing manufacturing facility locate across the street from the future Flow Innovation Center will serve the growing needs of Emerson Flow Solutions by providing additional manufacturing space and offices.
Result
The project was fully approved and is currently under construction. Trestle helped the project meet tight deadlines while negotiating significant plant investment and affordable housing fees.
