Founder & Owner
Danica Powell is an unparalleled expert at managing and entitling complex development and construction projects in a timely and cost-effective manner. Danica has been implementing mid- to large-scale real estate development projects in the Denver/Boulder region since 2001. Working as a consultant to private developers, nonprofits, and governmental agencies, Danica has a proven track record for directing and managing complex projects such as; negotiating and closing a 34-unit deal for Boulder Housing Partners using Low Income Tax Credits (LIHTC), acting as the owner’s representative on a $130 million redevelopment project in Boulder's Transit Village, finding solutions for the City of Boulder’s municipal and public safety space needs, and managing and entitling a 152-acre mixed-use community in Lakewood. Prior to consulting, she was the project director at Urban Frontier and was involved in projects totaling over 7 million square feet of commercial development and 3500 residential units.
She has built solid relationships across all facets of real estate development, including jurisdictions, consultants, and investment partners. With experience in both the public and private sectors, Danica is especially skilled in detailed policy analysis, intricate coordination, and the balancing of interests and perspectives required throughout the public review process. She enjoys sharing her thoughts and experiences when speaking at large events including Month of Modern, Boulder Economic Summit, Housing Now Conference and others; and is happy to contribute in your urban development discussion. Project Manager | Community Engagement & Outreach
Marine joined Trestle to help facilitate robust community engagement projects and assist with other complex development and planning projects. As a dynamic and efficient urban planner and civil engineer, she has significant experience working with different cultures and environments. Excellent organization and communication skills developed throughout her diverse professional and academic experiences has created a passion for community building and civic engagement programs during the planning of cities and neighborhoods.
Project Manager | Entitlements, Land Use, & Space Needs
Cole Meleyco joined Trestle as a Project Manager in September 2014. He assists in the development of conceptual development scenarios while conforming to existing entitlements, land use regulations, comprehensive plans, and more. He roadmaps and submits development entitlements of various use-types and scale. Working closely with government officials, nonprofit organizations, and private developers, Cole helps to ensure a streamlined process for entitlement and annexation approval, while also identifying the development review, PIFs, permitting, and inclusionary/affordable housing fees. He also performs detailed property review, site selection analysis, and development yield studies for site specific and portfolio based development opportunities. He has led multiple space needs assessment studies for various municipality departments and non-profit organizations; these studies have identified the spacial, operational, and financial requirements needed to improve the efficiency and collaborative nature of varying working environments. Cole’s attention to detail and his strong organizational, analytical, and communication skills help ensure Trestle clients feel well informed when making long-term decisions.
Community Engagement and Outreach Specialist
Darvin Ayre came to Colorado in the early 80’s, working as a field instructor and program director for the Colorado Outward Bound School, before launching his own consultancy, AyreGroup in 1991. Since 2014, Darvin has been assisting Trestle with numerous community engagement and outreach projects. Darvin specializes in Change Acceleration, Leadership & Team Development, Strategic Formulation and developing innovative stakeholder engagement strategies for organizations and communities.
Recent work includes assisting executive leaders at Kaiser Permanente Health Plan in the development of a uniquely Kaiser performance improvement system, acting as thought partner with senior leaders at the Donnell- Kay Foundation on their ReSchool Colorado initiative (reimagining public education) and working with a variety of companies and non-profit organizations on strategy development, designing and facilitating organizational planning and developing alignment from frontline to executive levels in executing strategy.
Darvin is active as a board member with the Colorado Outward Bound School and the Outward Bound Services Group and is past chair of dZi Foundation- working with remote and underserved communities in Nepal. He has co-authored two books including: Facilitating Community Change and Trendbenders: Building Healthy & Vital Communities by Ayre, Clough, and Norris.
