Challenge
The University Hill Commercial district has experienced a steady increase in business turnover over the past decade. Unique and creative businesses have slowly been replaced with national chains as the small businesses struggle when college students return home during the summer months. After a long-term City of Boulder study focused in University Hill revitalization, a new hotel was identified as an opportune anchor to help draw new year round business to the community.
Approach
Trestle has been guiding Nichols Partnership through the entitlement process for the mixed-use, 189-room Hill Hotel in Boulder’s University Hill commercial district near the CU Boulder campus. With the design being lead by Shears Adkins Rockmore Architects, the Hill Hotel project will reenergize this predominantly CU-dependent area through the mix of year-round uses and numerous site amenities. The project includes a tenant relocation program for the existing tenants, ensuring their long-term success.
Result
After 6 years of planning, the City of Boulder’s Planning Board unanimously approved the project in March 2021. We are looking forward to seeing how this anchor site will help the revitalization of the Hill neighborhood. The project is now in the Technical Documents approval phase, and construction should start at the end of this year.
